How to avoid real estate scams in the USA

The vast majority of listings are real, but where there is money there are scammers. Knowing the warning signs and doing a few simple checks protects you from losing time and money.

Red flags

  • A price too good to be true: far below market to lure victims.
  • They ask for money before a showing: a "deposit," "fee" or "hold" for a property you have not seen.
  • The supposed owner is "out of the country" and everything is handled by messages and wire transfers.
  • Time pressure: "there are other applicants, send it today."
  • Stolen photos: images that do not match or that appear in other listings at a different price.

Checks that work

  • Always see the property in person and confirm that whoever shows it has the keys and an ID.
  • Verify ownership: county property records (the recorded deed) show who owns the home and whether there are liens.
  • Confirm the agent is licensed with your state real estate commission, and match the owner name with the ID.
  • Never wire money or pay in gift cards, especially without verifying the property and the documents. In a purchase, use a title company or escrow and be alert to wire fraud (verify wiring instructions by phone with a known number).
  • In a rental, get a signed lease and a receipt for every payment; never rent on a handshake.

How Viviaza protects you

We moderate listings, remove suspicious ads and block fraudulent accounts. Every listing has a link to report it; if something feels off, report it and our team reviews it as a priority. And remember the golden rule: Viviaza never asks for deposits or advance payments — every negotiation is direct between the parties, and no payment should be made without first verifying the property and the documents.

Before any payment, verify. See also the closing costs guide and the rental requirements guide.
