How much does it cost to list my properties?
Listing your properties on Viviaza is completely free and we do not charge any commission when you close a deal. You can create your account and upload your properties at no cost and with no card. Only if at some point you want to give a specific property more visibility, there are optional packages to feature it and appear at the top of search results. But they are entirely optional: your day-to-day operation will always be free.
I have many properties, do I upload them one by one?
It is not necessary, as long as your agency has a website with an XML feed. You share your feed link through the Contact page and we connect it: your entire inventory is published automatically and, from then on, new properties are added on their own, prices and features are updated, and the ones you remove from your site are paused here too. Set it up once and forget manual entry.
How does the XML feed sync work?
Your site generates an XML file with your inventory and you share the address: the system reviews it periodically, publishes new properties, updates prices and features of existing ones, respects whether each property is for sale or rent, and automatically pauses those that no longer appear in your feed. Your published inventory always mirrors your site, with no manual work. On the site you will find the full technical guide with the file format.
Can I collaborate with other agents and share commission?
Yes. The collaboration network works like an open MLS: there you find the inventory that other agencies share with a commission, and you can promote it with your own details — if your client is interested, the contact reaches you and you close in collaboration. It also works the other way: when listing, you mark which of your properties you share, so more agents move them for you and you sell faster.
I have an agency with several agents, can they work as a team?
Yes. With the team feature you create logins for your agents under your agency: each one manages their properties and leads, and you, as the main account, assign leads, see the full inventory and the performance of the whole team. Ideal for keeping control without bottlenecks.
What is the microsite and how much does it cost?
It is your own mini-page inside the portal, customized with your logo, your brand colors and your slogan, with several templates to choose from. It gathers your whole inventory in a single link you can share via WhatsApp, on your social media or on your business card. To the buyer it looks like your professional site, without you paying for a separate website. Today the microsite and all its templates are included at no cost: make the most of it.
What is the verified badge and how do I request it?
It is a badge we give to agents and agencies that confirm their identity, to distinguish the serious sellers on the platform. It appears on your listings and profile as a "Verified" shield. To the buyer it is a clear sign of trust —they know they will deal with a real professional—, and that usually translates into more contacts and better leads for you. It is free: to request it, contact us through the site's Contact page and we will guide you through verification.
How do I receive interested buyers?
Whenever someone is interested in one of your properties, the contact passes through an anti-spam filter and then reaches both your seller dashboard and your email. In addition, interested people can write to you through the site chat or directly via WhatsApp to close faster. Inside your dashboard you have a CRM where you organize each lead by stage, add notes and record the next action, so no client slips away.
Can I publish developments or pre-construction?
Yes. In addition to individual listings, developers and sales companies can publish their development with its own page: unit types with prices and features, a project gallery and lead capture.
