What are real estate portals and how do they work?
A real estate portal is a website that gathers listings of properties for sale or rent so that interested people can find them in one place. It works like a large meeting point: owners and agents publish, and buyers or renters search, compare and reach out.
How does a real estate portal work?
The process is nearly the same on almost all of them:
- The advertiser lists: creates an account, uploads photos, describes the property, sets the price and chooses how to be contacted.
- The portal organizes and displays: sorts listings by city, property type, price and features, and works to have them appear on Google.
- The buyer searches and contacts: filters results, compares options and reaches out by phone, WhatsApp or the site chat.
- The negotiation is direct: on most portals (including this one), the showing, the deal and the payment happen directly between the parties; the portal does not step in.
Who advertises on a real estate portal?
Three profiles coexist on these sites: owners selling or renting their property by owner (FSBO), real estate agents who manage client portfolios, and brokerages and developers that publish full catalogs, sometimes synced automatically by XML feed.
How does a portal make money?
This is the key question to understand what you will pay. There are three models:
- Subscription: they charge a monthly fee to list (typical of the big portals).
- Commission or lead fees: they take a share of the deal or charge for the contact.
- Advertising and optional services: listing is free and the portal is supported by ads and by those who choose to buy extra visibility. This is the Viviaza model.
Knowing the model avoids surprises: always check how much it costs to list, how many listings are included and whether the buyer contact reaches you directly.
